Guest Booking Terms & Conditions

These terms apply to all bookings made through HAUS for short term rental accommodation (STRA) in New South Wales. By completing a booking, all guests acknowledge they have read these conditions and agree to comply with the NSW STRA Code of Conduct.


1. Use of Premises

The property is provided for private residential accommodation only. It is not available as a venue for events, parties, or functions. Parties and after-party gatherings are not permitted — this is a firm condition under local council regulations and NSW STRA rules.

If you wish to discuss a special arrangement, please contact HAUS before making your booking.

2. Guest Numbers

All guests — including children and infants of all ages — must be declared at the time of booking and paid for accordingly. The property may only be occupied by the number of guests confirmed in your booking.

NSW Department of Planning regulations set a maximum of two adults per bedroom. Exceeding the registered capacity may result in fines, deregistration of the property, and immediate termination of your booking without refund.

If additional guests wish to join your stay, contact HAUS before they arrive. We will do our best to accommodate the request within registered limits. Undisclosed additional guests may result in extra charges or cancellation without refund.

3. Lead Booking Guest

The lead booking guest must be an occupying guest — someone who will be present at the property throughout the stay. If a third party is arranging or paying for a booking on behalf of guests, please contact HAUS directly before reserving. Failure to disclose this arrangement may result in cancellation.

4. Noise & Peaceful Enjoyment

All guests, neighbours, and the surrounding community share an equal right to peaceful enjoyment of the environment. Guests are expected to be considerate of neighbours and the local area at all times, particularly during evenings and early mornings.

5. STRA Compliance

All HAUS properties are registered on the NSW STRA Register and operate in full compliance with the NSW Code of Conduct for the Short-term Rental Accommodation Industry. Guests are also bound by this Code of Conduct. Guests who breach the Code may be listed on the NSW Fair Trading Exclusion Register, which prohibits participation in STRA arrangements for up to five years.

6. Fire Safety

All HAUS properties meet the NSW STRA Fire Safety Standard. Guests must familiarise themselves with evacuation procedures and emergency information provided at the property on arrival.

7. Cancellations & Refunds

Cancellation terms are governed by the booking platform used to make your reservation. Please review those terms carefully before confirming your booking.

8. Our Approach

HAUS is committed to ensuring every guest has an exceptional stay. We approach all matters from a position of fairness and common sense. We are not in the business of penalising guests for genuine accidents or unforeseen circumstances — we simply ask for honesty and open communication. If an issue arises, please contact us promptly and we will work with you to find a reasonable solution.
