Terms of Service

These terms govern the engagement of HAUS to provide property management and short term rental services, and are read alongside the Property Management Agreement signed by the property owner.


1. Services

HAUS provides property management, guest services, maintenance coordination, styling, and short term rental management on behalf of property owners. The specific services engaged are detailed in the Property Management Agreement.

2. STRA Registration

All properties managed by HAUS for STRA purposes must be registered on the NSW STRA Register before advertising or accepting bookings. Registration is the responsibility of the property owner. HAUS can assist with this process.

3. Owner Obligations

Property owners engaging HAUS agree to maintain the property in a state consistent with its listing, hold valid building and public liability insurance, ensure the property meets the NSW STRA Fire Safety Standard, and comply with all applicable local council and NSW government regulations.

4. Fees

Management fees and commissions are set out in the Property Management Agreement. HAUS will provide reasonable notice of any fee changes.

5. Maintenance & Repairs

HAUS coordinates maintenance and repairs through a trusted network of specialist service providers. Works are authorised by the owner or within pre-agreed spending limits. Emergency works may be authorised without prior notice where necessary to protect the property or guests.

6. Booking Platforms

HAUS manages bookings through approved platforms. Booking platform terms apply in addition to these terms. HAUS ensures all listings comply with NSW STRA regulations, including display of the STRA Property ID.

7. Limitation of Liability

HAUS acts as agent for the property owner. HAUS is not liable for loss, damage, or claims arising from guest conduct, property condition, or circumstances beyond its reasonable control.

8. Dispute Resolution

Any dispute will first be addressed through good faith negotiation. If unresolved within 14 days, both parties may refer the matter to a mutually agreed mediator.

9. Governing Law

These terms are governed by the laws of New South Wales, Australia.
